We visit the property immediately after the Tenant vacate and do a full property damage assessment. The next day you will receive an itemized proposal for the Owner to review and approve - 50% down payment is required for bigger projects.
The proposal include an estimated time of completion and a complete timestamped report with before pictures/videos and notes for every issue found, that you can also use as a tool for protecting against false claims and disputes.
If the owner would like to remove or add an item or multiple when he or she review the proposal, we will correct it and resend a revised version right away.
Once the Proposal is approved and signed by both the Owner and the Property Manager, and the down payment has been received, we immediately proceed to purchase the materials and start the project.
Please ensure that the property has both water and power still on, as we won't be able to begin the job without it.
Since we handle everything In-House we can operate as a single unit, and without the conflict and the mess that often happen when several vendors are involved on a single project. We understand the sense of urgency. Our mission is to complete the job as quickly as possible, BUT without compromising on quality.
We return the Property back to management in Rent Ready condition.
As soon as the Job has been completed you will receive another report with after pictures and videos, along with the Invoice. Should the property manager prefer, we’re available to meet at the property for the final inspection.
While we take pride in getting things right the first time,
we're happy to return and make any necessary corrections.
Once management approves the final inspection, the project would be considered complete. At that point, the remaining 50% balance should be released, as it becomes due upon completion.
WE ALSO PROVIDE POOL MAINTENANCE, LANDSCAPING, AND GROUNDS-KEEPING, BUT WE USE A DIFFERENT APPROACH.
OUR CREW CONSIST OF LANDSCAPERS, POOL TECHS AND GROUNDSKEEPERS. WE HANDLE ALL TOGETHER AT ONCE, DURING EACH VISIT.
